The End Is In Sight~The Closing

  

  You did it! You have found your home. You made an offer...and it was accepted!   signThe End is in sight!!

 From the names I provided to you,you will choose a Home Inspector, let him know the tests you wish done and set a time.

We have already discussed that the Home Inspection is to bring to your attention any major defects or issues  we may not be aware of. The Home Inspector will also give you suggestions and tips and what to expect as far as "maintaining" your new home. As he goes over all the systems and particulars...be sure to have your questions ready!questions

 Assuming the Home Inspection goes smoothly.... you will sign off on any conditions

   Next on the agenda:

  • Arrange for your move. Will you be going traditional or will you be using the new Pod system? Either way...book it now
  •  Check in with your Lender about any loose ends or paperwork he/she may need from you at the same time...ask for an estimation of closing costs...we don't need surprises!
  • Call your Insurance Company and arrange for a rider.
  • Call the Electric Company and the Gas Company and arrange for the service to be changed to your name..change the phone too!
  • When we are one or two days away you will get your final figures and whatever monies you need to get from the Bank. There will also be a final credit check....so stay strong and push away that temptation to get that new living room furniture!
  • Just before closing we will have a final walk-thru to make sure all terms and conditions on the contract, as far as condition, have been met!truck

  Who will be at the closing? In most cases your Lender, your Agent a Representative from the closing company,the Sellers, their Agent and anyone either side would like to invite!

  You will sign what seems to be an endless stack of papers...money will be exchanged ...and the keys will be handed over!

  Congratulations.....you have completed the process and  keys you now own your own home!

Joan, great job easing the transaction for first time buyers- they need to know that it does, in most cases, end well (despite the horror stories that they might come across during the process).  That you care enough to offer a full and thorough explanation makes you a terrific go-to!

Laurie...we all know "what can" happen...and has, but why anticipate trouble? Our biggest problem in NH is un-funded closings. They are against the law...and nobody gets the keys!!
