First Time Home Buyer~A Primer

                                                             home sweet home

Well you've made the first step....you're ready to buy a house!

You know it's a Buyers Market....or at least that's what the media says. You're ready to Search through all those wonderful listings you've seen advertised. You just know you'll find your dream house "Dream" house. And then you'll buy it!

Sounds simple!! But not so fast......I have a list of the actual steps you will need to follow. Please feel free to copy it for future reference!

The Actual Steps In Every Home Buying Transaction

  1.  You will need a pre-approval and record of your financial information
  2.  You need to decide what you BOTH want (property style and types)
  3.  You need to drive by before we set up any appointments
  4.  You need to educate yourself on Market Conditions and the role of Agency
  5.  You need to decide Agency
  6.  You need to chose homes to actually see
  7.  You will decide on a home to Buy
  8.   You need to determine which Home Inspection Tests you wish to have done magnify
  9.  You need to arrange for your move.
  10.   You have a Home Inspection
  11.   You negotiate or sign off on the Home Inspection
  12.  You need to discuss estimated closing costs
  13.   You will have a closing

   signing

The hardest part about this whole process is staying focused on the goal...That will be my job, to keep you focused, educate you in the process and help you to reach that Goal of Home Ownership

Joan, If I were buying up in New Hampshire I'd certainly buy from an expert like you--I can't imagine anyone knows your area better and all the things you have to do to help in the process of a sale.

Joan, I remember pushing the chair that I was sitting in back into the corner of the real estate agent's office when my first home was purchased- what PANIC!  Totally worth the plunge...

You are right on, my friend, right on!  But then again, if everyone knew all this and actually DID it, then we might not be needed as often.  I like to think of it as job security.  :)

Joan,

Ken beat me to it!  Check out the neighborhood.  I suggest looking in the neighbor's back yard using Google Earth.

As a Mortgage Loan Representative, thank you for listing pre-approval as #1.  This is so true, but not always done.  It cuts down dramatically on wasted time for everyone.

Joan,

This is a very helpful post for the first time homebuyer......you've really outlined the most important steps so clearly.

Love the graphics!

Carol...That's exactly why they do need us...to keep them focused and on track!

Ken...it didn't take too many times of taking someone to a property they hadn't been by.... and seen the "shoulder droop" before they've even gone in, to figure that out!-plus- gas is too expensive for wasted trips!
Posted by Joan Mirantz- Concord New Hampshire Realtor (Keeler Family Realtors) about 1 year ago
That's funny Mike...google earth! Unfortunately for some reason the google earth in this area doesn't go close enough to see anything!

Philip....thank you for your input! I have never understood agents who take people out without this step..it the elephant in the room!

If someone can't qualify...especially the way things are now...it is a total waste of everyones time!
