  This was the Front Page Headline in yesterdays Concord Monitor. There it was , front and center,what we've all been talking about for months!

Here are a few Statistics:

                                          2006                                            2007

  Property Value                  4.1 Billion                                     4.2 Billion

OUCH - That's only a .1 Billion increase in value

 

  Real Property Growth           10.19%                                       2.2%

OUCH - A difference of almost 8%

 

  Growth in Total Res. Value        7.26%                                  -.05%

OUCH - THAT HURTS

Compared to some other parts of the country we can actually consider ourselves lucky...as can our Sellers. Their property has depreciated...but it could be worse.

In my view the pluses to an article like this are that we are getting corroboration of facts we have been touting for quite some time now....and now that it's in PRINT....they may believe us. Another plus? A Sellers Realism can only translate to more Realistic Pricing...that will benefit both sides and hopefullyfield result in equal if not better statistics....Till we get to the other side!

The Drawback? The information that the statistics are based on are already 6 months old. And lets face it the past 6 months are a totally different story than the six before....

 

As Realtors we can also do our part to help maintain an even keel!

 

We need to do a better job of Determining a Reccomended Sales Price. We need to Consider At What Price It Will Sell ....not what we will make... and we need to graduate Educate, Advise and Council our Sellers on Reality...and if they won't consider our advice..we need to turn down the listing!

Joan - those numbers seem low for that area, but believe me - your area is in much better shape than we are.  It's tough all over, but things will get better in time.  We just have to hang in there without pulling our hair out.

Hi Joan - why on earth the media churns junky headlines out like that just gets my goat!  Sensationalism and negativity sells, unfortunately.  Hopefully by you and others getting the GOOD word out about your area, consumers will see through the stupid stuff in the media.

Joan, This is exactly what's making the situation worse.  I see it in our papers and always on CNN.  I wonder if they realize that they are contributing to the problems?

There are two words we learned in school:  exponential and extrapolate.  Most people never really figure out what they mean much less learn how to use them when reasoning.

What your figures say to me is that your area is in pretty darned good shape.  It's not going to even come close to crashing and burning.

OKAY -- HERE IS THE AMEN CHORUS!    I have had a couple of buyers - great credit, excellent pre-approval letters, nothing to sell -- and the sellers won't get realistic on pricing!  It is so frustrating.

Carol...you are right. Compared to some other areas we are very fortunate! But business is definately down...I guess we all just have to wait it out! I'm guessing till aybe this time next year!

Carole...this particular article was actually hopefull, in the sense that the assumptions were worse...the headline left much to be desired but  the content could have been a lot worse!

Bill..I agree. I do wish the information was more current but it could have been worse! I think my main point was that we need to do our part and not contribute to the problem by not doing our jobs the way we should be!

And to not be misleading...these figures do not show the fact that there was an increase in the value of Mobiles and condos which totally offset the down turn in most Residential!! It ended up a wash...

Joan..I think you're right. I'm still seeing some agents that are consistantly still putting out prices that are too high!

Hi Joan,
There is a good side to everything and the points you make are true and a positive take on the situation.  To get this going in the right direction again, Sellers must get realistic about pricing and I think that is happening now.
