Client?Friend?Client?Friend...How About Both!

   dog with bone   I have always considered myself very fortunate in the Clients I work with.

We stay in contact, exchange personal news and have a genuine affection for each other!

I just closed on a property with a Seller who had also purchased through me. Our prolonged relationship translated to an easy comfortable partnership.

~~~~~~~~~~~~~~~~~~~~~~~~~
A few weeks ago I was running back and forth with an offer on this Clients property (I was also working with the Buyer). I was set to meet the Seller at 4:00.
At 2:00 I got a call from a Potential Buyer who expressed interest in a property I have listed about 45 minutes away. This particular property has had very few showings so I was very eager to make this appointment. I suggested to the faceless voice that we meet later that evening or perhaps the next morning. (By the way the property is empty!)
Well ....that wasn't going to work for him. He was from out of the area, visiting a friend, and this was it! He also indicated a Cash Sale!
Time wise I could just make it ....and be back for 4:00. But I was uncomfortable with the whole thing.
If I am ever in a situation of meeting with someone I don't know in an empty property....I drag my husband along. My husband was not home! I asked my 24 year old son who.... had plans, would be late for work, hadn't taken his shower.....whine, whine, whine...you know how it is! And I had the typical Mother laying of the guilt response....he would feel badly when they found my body etc,etc.
I decided to "bite the bullet"
I called my 4:00 Client to confirm our appointment and in our conversation he indicated he as just "hanging out". Well I decided I had nothing to lose by appealing to his Chivalry. I explained my situation and he quickly offered to ride along....now that is over and above!
He rode the 45 minutes up and back...the maybe Buyer wasn't (it wasn't what he had in mind...not enough privacy) and we got back in time to complete the Sale of my Sellers place.
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

We are so lucky to be in a profession that allows us to develop personal relationships.

Connecting with others is what it's all about!

It's not just about being a Client or about being a Friend....many of them are Both.

I LOVE MY JOB

What is it with kids who don't care if they'll find our bodies later on.....you would think the guilt we lay on them would work...not...lol!

Nice to see that you took someone with you though..you just never know.

You did a wonderful job and managed to keep everything running smoothly and in perspective...good for you!

Joan - I am thankful that your client went with you, but if he hadn't been able to you should just tell the 'buyer' that you can't make it.  If they are truly interested they will flex.  Better to lose a sale than lose your life.  I've become kinda fond of you and don't want you to get hurt.  :)

Hi Joan,

I'm so glad you have clients who are also friends and do things for you,, just as you do things for them.
Please don't ever take a chance by going alone !!!

Congrats on the sales ..     ((-:

Hi Joan,
It is great when clients become friends and I find that does happen quite often.  You are smart to always take someone with you, you just never know.....

Hi Jo...I don't understand why some people think it is OK to expect us to "drop everything"?

It sure says a lot about a person...

Joan - Sounds like you have a good re-poor with your clients. That is important because the client friendship should carry on past the closing.

Joan, never abandon the useful tool of guilt when manipulating spouses or offspring!  Great Post!

Joan - Bottom line, most of us really enjoy helping others.  Some of the greatest surprises come when we ask others for their help.  Loved this post!

Joan, How nice that is that you found someone to go with you!  I have one of "those sons" but I'm done with the "mother guilt."  :)  Actually, if I were uncomfortable I have no one to go with me.  It's happened on several occasions (I was told for one NYC apartment to "meet him in the lobby"---I don't think so---and just won't set the appointment.  Glad you found someone to go with, otherwise don't do it!

I agree Carole....kind of sad that it has come to that point. But it just isn't safe!

Laurie...actually the guy was a bit of a snob. This home is in a "lake community" where all the lots are small with shared beaches ...some new homes some converted camps. Mostly first-timers or retirees. This guy didn't even want to go in....didn't like the lot!...all that way for not even a polite look see!

Joan -- too bad the guilt thing didn't work.  I think it is great to have a client that will go above and beyond.  However, I have a strict rule of NEVER just meeting a buyer at a home.  If they are serious, then they will come into my office and I will decide if I want to work with them.  Life is too short!  Most of the impatient types don't materialize into buyers.

Joan...I was just thinking about my poor Sellers...we have had little action on the house and it would have made them so happy!
