In NH The Phoenix Rises

   The Lending picture in NH is less shaky than some other States, but the restrictions and "terms" rewrites have left the borrowing picture equally blurred.

  Out of this somewhat dismal picture shines a beacon of promise...while getting a mortgage loan, for first time home buyers, is becoming more difficult....purchasing or re-financing a mobile home will soon be easier.

  A $10million demonstration project that will make Fannie Mae-backed conventional mortgages (for the first time) for homes in a manufactured home cooperative park....is being launched by St.Mary's Bank and Merrimack County Savings Bank.

  Simultaneously, the New Hampshire Community Loan Fund is launching ROC USA an organization founded to oversee resident-owned communities in 27 States.

  The Community Loan Fund is a private non-profit established in 1983 to help New Hampshire people help themselves. They loan money to build housing and create jobs. Working with ROC and CFED, one of their most visible initiatives to date, had been to provide loans and technical assistance to help mobile home owners create co-operatives in order to buy and manage their own parks.

   Three years ago The Loan Fund started writing its own loans to manufactured home Buyers. It amassed quite a portfolio. The Loan Fund convinced Merrimack County and St.Mary that the loans were being paid off, the first batch was sold last year. Merrimack County has just announced it would buy another $500,000 of the Loan Funds paper.

  This success attracted Fannie Mae to the inherently more stable ROC parks. So in the one Fannie Mae approved park ( more approvals expected), the home owners will be able to refinance their existing loans as well as purchase new ones under conditions similar to any other homeowner applying at St. Mary's or Merrimack County Savings.

  What strikes me about this story is: while our Federal Government struggles for solutions,with none in sight ....a collaboration of dedicated organizations looking to help people achieve home ownership, are fanning the spark of the American Dream

  I am feeling especially cheerful tonight. I just got a third party approval (Option One Mortgage)  on an offer made on one of my listings....the property was scheduled for auction on this Monday.

  I will admit that I came into the situation with a lot of trepidation. I had heard many horror stories about lack of response, lost paper work and unexpected obstacles.

  You handled the transaction with timely response, consideration and clear explanations. Allowing for email correspondence certainly eliminated "phone frustration"

  I had told you this was my first Short Sale as it was for the Buyers Agent and the Buyers...your consistent communication kept all concerned from getting discouraged. I realize we still have a way to go but the "third party approval" you just forwarded ....made several people very happy.

  The present Mortgage Crisis has affected both of our businesses...You are dealing with many unhappy, frustrated and in many cases angry people on a daily basis. We are dealing with frightened, confused and sometimes humiliated Sellers and hopeful, media educated but uncommitted Buyers.

  In this climate....I do think you are looking at more job security!

O-Bla-de O-Bla-da

 

 We are all aware of the obvious ramifications of todays economy. Foreclosures, gasoline prices, unavailable credit, soaring health care costs (if you can afford it at all), food prices and job security to name the obvious....but if we look hard enough....we will see fallout in every city and town in America. Fallout that never reaches the front page.

  I was listening to a report the other day, by Chris Jensen, a reporter for NPR. It was about the small town of Northumberland (Groveton) NH. Northumberland has a population of just over 2000 people with a Median Household Income of $31,500. It is not a large nor prosperous town.

  Northumberland is trying to raise some money. They are looking to raise $100,00, not a fortune by todays standards. The money is earmarked to shore up the river bank  riverin an area that has been eroded forty feet by the Connecticut River. Forty feet encroaching on the final resting place of  Northumberlad citizens....past and present - the town cemetery. The town has approached the Connecticut River Mitigation and Enhancement Fund and the Connecticut River Joint Commissions to no avail. Recently they had understood that NHDES had agreed to provide 60% of the funds....that never came to pass.

  A few years ago they had to have a husband and wife moved because part of the embankment collapsed.Last March the Town voted to spend $30,000 to move 8 more graves. 

   So while there is much attention being paid to the obvious and while the politicians are vieing for the most attention and while every crisis is THE crisis....

  There's a small town in the Great North Woods of New Hampshire protecting the dignity of their dead.  cemetery

  In small town America....Life goes on.....

     There was a fun story on the front page of todays Concord Monitor. A story pointing out one of the most charming aspects of Concord, NH, the fact that Concord has not totally rid itself of its agricultural roots!

  It's the smell of Mother Nature's fertilizer....it's the smell of "Poop".

  From one side of Concord to the other even to the streets downtown, the smell of manure permeates the air. 

  To quote City Planner Doug Woodward "It reminds us that there's still agriculture in Concord...New Hampshire has not been completely paved over"

  There are still two major Dairy Farms in the Concord area, The Bartlett Farm and the Morrill Farm Dairy. They own a good portion of the land surrounding the city, and at this time every year they fertilize the fields. And every year the city hears complaints from people who have forgotten where their food comes from!

  So, if you happen to be new to the Concord area...or are just passing through!

  Not to worry...It's NOT the Sewage Treatment Plant farmers It's Spring!!
