Redlining Reversal

Great News!!

According to the May 26 Realty Times, Fannie May and Freddie Mac will be dropping their practice of 5% higher down payments in so called "declining" districts.

They will be going back to uniform minimums as of June 1st.

No matter where their property is located, all home owners whose application is approved and underwritten through the companies automated online system will qualify for the minimum 3% program. Those who will require manual underwriting may still qualify for the 5% down payment minimum.

According to a top Underwriting official, improvement to their automated system account for the quick policy change....But a good part of the attitude change may come from intense pressure by real estate, ethnic and consumer group leaders including our own NAR. This issue was also debated widely here on Active Rain.

It is still not smooth sailing...PMI companys such as MGIC are exhibiting a business as usual attitude....this in turn will minimize the effectiveness of the change

Here's hoping they too will see the light and we will have a true Redlining Reversal!

Nonni's Italian Eatery-"Food Just Like Momma Used To Make"- recently opened in the Holiday Inn, Main Street Concord New Hampshire!

My son took us out to a "belated" Mother's Day dinner. I got to choose, so I wanted to try Nonni's...Italian food is at the top of my preferred list!

It was a Sunday evening so it was not very crowded...which was fine with me because I wanted to take a few pictures but didn't want to disturb people. We were seated by our waitress Katelyn who asked if we had been there before and when we said no she told us a bit about the menu. Katelyn I did ask if it would be OK if I took some pictures for my Active Rain Blog and the Manager, Jennifer, was very gracious and said yes.

The menu is very varied with something for every taste...including Brick Oven Pizza!pizza We started with a shared appetizer of garlic knots with oil dipping sauce...they were delicious! My son had Fettuchini Alfredo with Chicken and Broccoli, I had Lazagna (something I only get when I go out)...it was excellant! My husband had Chicken Marsala. dinner He said it was the best he has had since Boston's North End!

It was a delightful dinner and I know we will visit Nonni's again.

All Supermen Don't Wear Capes

Burnhams I did a Members only mini-rant about a week ago about a Septic Inspection gone awry ! The day before that encounter the same company did an inspection on another listing of mine. This is an older property that was being serviced by a Septic Tank and a dry well-(A vertical leaching system).

When we had the system checked last week the afore mentioned company told my Seller the system was failed. This was obviously not good news. My Seller had already reduced the Sales price substantially and wasn't happy about having to invest more money.

In New Hampshire there are very strict and specific State regulations on Septic Systems. The Department of Environmental Services doesn't fool around when it comes to water and possible pollution! When a system fails it may be possible to "replace in kind" depending on a new perk test and other criteria. This system was one that is not modern but to replace in kind would have been the least expensive way to go. Anothr requirement is to have the system checked by an engineer who in turn will do a "design" and submit it to the State.

As you can well imagine it is a lenghthy process!

My Seller contacted Ernie's Excavation in Manchester, NH. Ernie was accompanied by Robert C. Wike of New Hampshire Septic and Site Service out of Goffstown. Ernie & Bob Ernie&Bob

Robert, who is a Licensed Designer and Installer,  examined the system carefully and determined that it was functioning correctly and definately wasn't in failure! My Sellers were extremely relieved!

I intend to write a letter of complaint to the Company that irresponsibly declared the system in failure. I have since learned that only a Licensed Designer can make that determination and that the young man who made the statement was in no position to do so!

What could have turned out to be a very drawn out and unhappy closing, is now starting to look like

                                                                         There have been several Posts on here lately about aging, and for those of you who have yet to enter that "era" there is a secret you should know. For many of us....the image in our heads is not the image that you see.

I see myself as the image above...mysterious,living on the edge, courting danger combined with glamour and confidence. A woman adored and admired, somwhat aloof and in total control!

For weeks I have been catching snatches of a song that made me stop in my tracks! I didn't know the name and didn't recognize the artist....but I loved the song! This morning I caught it on TV!

There's all sorts of buzz these days about people and groups who are opposed to the Mortgage Lending Housing Bailout.

A new web site called AngryRenter was initiated under the guise of a "grass roots" effort by ordinary people! There is an online peteition to Congress protesting the bailout and the comments section is overflowing with angry people who feel they are being cheated by the Governments' proposal.

Well....according to Source Watch  (a watchdog group sort of like Snopes), Angry Renters is a Front  for Freedom Works and was initiated as a lobbying effort by Dick Armey.

The definition of a Front Group is: A front group is an organization that purports to represent one agenda while in reality it serves some other party or interest whose sponsorship is hidden or rarely mentioned. The front group is perhaps the most easily recognized use of the third party technique.

To Some Special Mothers

As I was thinking about Mothers Day and my Mother who passed over 25 years ago ....almost on Mother's day, I was reminded of another group of Mothers.

This must be an especially difficult time for the Mothers who have childred deployed in Iraq and Afganistan.

We all have that fleeting sense of worry when our child leaves the perceived safety of home but brush it aside with the notion that nothing bad is likely to happen... and we busy ourselves with other things. But to have a child in a foreign land , where you know the people want to harm your son or daughter....must be terrifying. It must permeate your daily thoughts and really weigh you down

I can only imagine the daily ritual of checking email or waiting for the post. And the feeling in the pit of the stomach if nothing comes

I can only imagine that last goodbye trying to be brave and cheerful but dying inside.

I can only imagine trying not to listen to the latest news report...but hanging on every word.

I can only imagine.....goodbye

So for every Mother out there who's children are not there to put your arms around...my prayers are with you, my thoughts are with you. I share your fears. I share tears.

There but for the grace of God......

Blood Letting~New Hampshire Style

 

  We have survived our very long cold and snowy winter. The trees are starting to bud , the daffodils wave their cheerful faces and the Wildlife scurries to build new nests and dens for the next generation!

                                               Ah Spring

  You gaze out the window at the hopeful, uplifting and colorful vista....what a day! What a day for starting the garden! What a day for raking the yard!

  What a day for.......... running, screaming, swatting and seeking shelter! running &screaming

        BLACK FLIES  black fly

   These insidious, irritating, intrusive insects come alive in perfect harmony with the birth of Spring! They flourish in cold, running,Lakes, Rivers and Streams that are swollen with winters melting snows.

Black Flies put  the lowly mosquito to shame...they don't simply poke the skin and inject an irritant.....they rip the tissue and cause pain, redness and swelling! OUCH!

  Bug repellants have limited effect. A pro-active "dress code" can help. It consists of light colored pants tucked   into socks paired with a long sleeve shirt buttoned to the neck...topped off bug hat .....

  With A Hat!!  So much for dressing for Spring!

  Now Black Flies aren't with us for long. Depending on which part of the State, they torment anywhere from May thru June....here in the Concord NH area they last from the beginning of May (they started this week) to the beginning of June!

  So while other parts of the country are camping, fishing, gardening hiking, or just plain sitting outdoors....here in NH, we wait for dark!
